In both the UK and France fully detailed drawings, plans and specifications are required by statute by the relevant local authorities before any building project can be formally considered and planning consent given.
Adrian is familiar with the differing requirements of the two countries and prepares all the necessary documentation - in the appropriate language - with expertise.
In the UK, this means liaising with the Planning Department of the Local Authority for all planning applications, building control and listed buildings consent.
In France an application to the Mayor is required before the Certificat d'Urbanisme and the Permis de Construire can be issued and tenders can be invited from contractors.

project management

Adrian meets clients to discuss ideas, work on details and establish costs.
He produces all the necessary drawings including elevations of the building as existing and as proposed, layout plans of each floor both existing and proposed and the working details of all the work to be carried out.
Adrian also produces a formal specification, provides geographical references and photographs together with any other pieces of information required to make a formal planning submission.
The actual building process relies on teamwork between many different trades.
A typical project would often involve 9-10 trades:
- ground workers
- bricklayers
- carpenters
- joiners
- plasterers
- electricians
- plumbers
- roofers
- painters & decorators
In the UK Adrian Barrett invites tenders from reputable building contractors. The successful contractor then carries out the work and Adrian makes site visits to check standards and progress and to deal with any unforeseen problems.
In France, where it is usual for each trade to be done by a different local artisan, Adrian takes on the role of Maitre d'oeuvre (Project Manager). He will find the tradesmen, obtain estimates, arrange the work and timings, and generally co-ordinate the works on site.
NB: full supervision (on site ALL the time) is available only by special arrangement and at additional cost.
Finally, Adrian checks all accounts (interim and final) received from the contractor(s) against the value of completed work on site, before payment certificates can be issued to the client and the contractor paid.
